The bottom panel on this 16-foot Clopay had soaked up years of runoff from a sloped driveway on Oak Meadow Drive. The homeowner thought they’d need a full door. We pulled the damaged section, matched the gauge and emboss pattern from Clopay’s current line, and swapped it in. The door runs quiet now, and the color match is close enough that you’d have to know where to look. Saved them about two-thirds the cost of a full replacement.
Torsion Spring Failure on a Wayne Dalton in Hollywood Park Hills

This one came in at 6:47 on a Saturday morning. The homeowner heard the pop from inside the house. Two broken torsion springs on a Wayne Dalton 8300, and the door was dead weight. We don’t recommend anybody touch a loaded torsion system - the stored energy is serious. Our tech had the right springs on the truck, measured the IPPT and wire size on-site, and had the door cycling smooth inside the hour. Full Door Swap: Sagging Wood Door to Insulated Steel Amarr in Meadowbrook

The original wood door on this Meadowbrook home had warped so badly the top gap was letting in rain and every raccoon in the neighborhood. We measured the opening, talked through R-value versus budget, and installed an Amarr Stratford 3000 with vinyl back insulation. The new door seals tight, the opener isn’t working overtime anymore, and the homeowner stopped stuffing towels under the bottom at night. We hauled the old door away and left the driveway clean.
Genie Opener Upgrade with Battery Backup in Elm Creek

The chain-drive Genie on this Elm Creek garage was original to a 1998 build. It ran like a tractor, had no safety eyes, and the homeowner was tired of being trapped during the outages that hit this part of Hollywood Park when the summer storms roll through. We pulled the old unit, installed a current Genie ChainLift with integrated battery backup, and aligned the sensors so a basketball won’t false-trigger them. Now it runs quiet, and the door works when the grid doesn’t.
Emergency Cable Off-Drum on a Double-Wide in Canyon Springs

The cable jumped the drum on one side of this double-wide, leaving the door hanging crooked and the homeowner’s truck stuck inside on a Monday morning. This happens when a spring starts to fail unevenly or the drums wear. We checked both torsion springs, replaced the frayed cable, reset the drum winding, and balanced the door properly. The real fix wasn’t just the cable - it was finding why it happened so it wouldn’t repeat in three months. We told them the springs had maybe two years left, no pressure, just information.
LiftMaster 8500W Wall-Mount Conversion in Hollywood Park Proper

The homeowner had a high-lift ceiling with storage racks and was tired of ducking under a ceiling-mount opener. We pulled the old rail system and installed a LiftMaster 8500W jackshaft opener on the torsion tube, which frees up the ceiling entirely. The MyQ app setup was part of the job, and we walked them through the alerts so they’d know if the door moved when it shouldn’t. The install took about three hours, and we left the ceiling cleaner than we found it.
